Brisbane's humidity is your home's worst enemy

If the walls are starting to look darker, greener or streaky — that's not just dirt. In Brisbane's warm, wet climate, mould and algae embed themselves into rendered, painted and weatherboard surfaces within months of a wash. Left untreated, they eat into paint binders and cause peeling that requires a full repaint.

At Washing Master, we use a soft wash method — a biodegradable cleaning solution breaks down the growth at the root, then controlled pressure removes it cleanly. No blasting. No paint lift. No mould back in three weeks.

Most mould is invisible at first. By the time it's clearly visible on your walls, it's been embedded for months — and the longer you leave it, the harder and more expensive it is to remove.

Four reasons Brisbane homes need regular washing

Brisbane sits in a subtropical climate — warm, humid, and wet for half the year. Any porous surface exposed to those conditions will grow mould and algae. Here's what regular washing protects against:

Protects your paint

Mould feeds on paint binders. On rendered and weatherboard homes, untreated mould causes peeling within 1–2 wet seasons. A regular wash costs a fraction of a repaint.

Eliminates slip hazards

Algae on driveways, entry paths and steps becomes dangerously slippery in the rain — a very common issue on Brisbane properties after a wet summer.

Maintains property value

A clean exterior adds real kerb appeal — whether you're planning to sell, rent, or simply take pride in the property you've invested in.

Longer gaps between repaints

Homes washed every 12–18 months consistently hold their exterior paint longer. It's the cheapest form of exterior maintenance you can do.

What is house washing — and why method matters

House washing is the professional cleaning of your home's exterior: walls, eaves, fascia, gutters (outer face), and surrounding areas. But not all house washing is the same.

High-pressure cleaning alone is often the wrong tool. On rendered or painted surfaces, excessive pressure strips paint, forces water behind cladding, and can crack mortar. It removes what's on the surface — but the mould root stays embedded and regrows fast.

We use a soft wash method: a biodegradable cleaning solution is applied first to break down mould and algae at the root. Low-to-medium pressure then rinses it away cleanly. The result lasts 12–18 months, not 6–8 weeks.

Our 4-step process

Same structured approach on every job — no shortcuts regardless of size or how bad the mould is.

1

Surface inspection

We check surface type (render, weatherboard, brick, Colorbond), extent of mould and algae, any cracked or damaged areas, and anything nearby that needs protecting — windows, garden beds, painted trims.

2

Chemical pre-treatment

A biodegradable soft wash solution is applied to break down mould, algae and organic staining at the root — not just the surface. We adjust the mix based on your specific surface material and level of buildup.

3

Controlled pressure rinse

We rinse at the correct pressure for the surface — lower on painted render, slightly higher on unpainted brick. No blasting, no streaking, no paint lift.

4

Final check and clean-up

We walk the full property to check for any missed areas, rinse off surrounding plants and garden beds, and make sure windows and hard surfaces are left spotless before we leave.

What's included in a house wash

Every standard house wash covers:

Exterior walls

All wall surfaces — render, weatherboard, brick, Colorbond and cladding.

Eaves & fascia

Including the underside of eaves — often the first place mould appears.

External gutters

Outer face of gutters and downpipes, removing mould and oxidation staining.

Trims & frames

Window frames, door frames and decorative trims, cleaned carefully without damage.

How much does house washing cost in Brisbane?

Pricing is based on the size of the home, surface type, and how much mould and algae has built up. We don't charge extra for heavy mould — that's part of the job.

Typical range
$250–$800+
Most single-storey homes: $300–$500

Final price depends on:

  • Size of the home (single or double storey)
  • Surface type (render, weatherboard, brick, Colorbond)
  • Level of mould and algae buildup
  • Access and any obstacles around the property

Use our pricing calculator for a fast estimate, or contact us directly for double-storey or larger properties.

Why choose Washing Master

We're a small, locally run operation — not a franchise. That means you deal directly with the person doing the work, every time.

Safe method on every job. We never use unnecessary high pressure on painted or rendered surfaces. Surface-appropriate technique is non-negotiable.

No hidden charges. What you're quoted is what you pay — including GST, and including heavy mould jobs.

Results that last. Because we treat the mould root with the correct chemical, it takes significantly longer to return than a pressure-only wash.

You deal with the person doing the work. Direct communication, no middlemen, no call centres.

You don't need to be home. Access and an outdoor tap is all we need. We'll message you when it's done.

Safe for your garden. Biodegradable solutions only. We pre-wet and post-rinse all surrounding garden beds as standard.

Frequently asked questions

Will house washing damage my paint?
Not with the right method. High pressure alone can strip paint, especially on older homes. We use soft wash technique — lower pressure combined with a cleaning solution — which removes mould and grime without lifting paint or forcing water into gaps behind cladding.
How long does a house wash take?
Most single-storey homes take 2–3 hours. Larger homes, double-storey properties, or homes with heavy mould buildup may take 3–5 hours. We'll give you a realistic time estimate when you book.
How often should I wash my house in Brisbane?
Every 12–18 months is the sweet spot for most Brisbane homes. Properties in shaded areas, backing onto bush, or with older unpainted render may need it annually. We'll let you know what we'd recommend for your specific property at the end of the job.
Do I need to be home during the wash?
No — as long as we have access to the property and an outdoor tap, you don't need to be present. Many of our customers are at work while we clean. We'll send you a message when it's done.
Is the cleaning solution safe for my garden?
Yes. We use biodegradable solutions and pre-wet all surrounding garden beds before applying anything. We also rinse plants and lawn after the job as standard — not an optional extra.
What surfaces can you wash?
We clean render, weatherboard, brick, Colorbond, fibre cement, and most other external cladding types. If you're unsure about your surface, just ask — we'll let you know the best approach before we start.
