Moss and lichen are slowly destroying your roof

In Brisbane's humid climate, roof surfaces collect moisture and organic matter year-round. Moss, lichen and algae take hold fast — and once established, they work their way under tiles, lifting and cracking them over time.

At Washing Master, we use a soft wash method specifically designed for roofs. A biodegradable treatment kills the growth at the root, and low-pressure rinsing removes it without cracking tiles, stripping Colorbond coatings or forcing water into the roof cavity.

High-pressure cleaning on a roof is one of the most common causes of tile damage in Brisbane. It removes the growth visually but leaves the root behind — and the pressure itself can crack older terracotta tiles or strip granules from concrete tiles.

What's growing on your roof

Moss

Holds moisture against the tile surface, accelerating breakdown and causing tiles to lift. Common on shaded or north-facing roofs in Brisbane.

Lichen

Bonds chemically to the tile surface and requires a treatment solution to break the bond. Impossible to remove safely with pressure alone.

Algae & black streaks

Spreads rapidly in humid conditions and causes the dark streaking commonly seen on Brisbane roofs. Makes a roof look 10 years older overnight.

General debris buildup

Leaves, dirt and organic matter trapped in valleys and gutters accelerate moisture damage and block drainage, leading to leaks.

Our 4-step process

Same structured approach on every roof — tile, concrete, terracotta or Colorbond.

1

Roof inspection

We assess roof type, pitch, extent of moss and lichen, condition of tiles or Colorbond, and any areas of existing damage that need to be noted before we start.

2

Biodegradable treatment application

A specialist roof cleaning solution is applied to kill moss, lichen and algae at the root. The solution is safe for all roof types and surrounding garden areas.

3

Low-pressure rinse

We rinse using low pressure only — enough to remove the dead growth without cracking tiles, stripping coatings or forcing water into the roof cavity.

4

Gutters and valleys cleared

We clear debris from gutters and roof valleys as part of the job, so drainage is restored and nothing is left to hold moisture against the surface.

How much does roof washing cost in Brisbane?

Pricing depends on roof size, pitch, roof type and level of moss or lichen buildup. Heavily affected roofs take more solution and time — we'll give you a fixed price upfront so there are no surprises.

Typical range
$300–$900+
Most single-storey homes: $350–$600

Final price depends on:

  • Roof size and pitch
  • Roof type (tile, Colorbond, terracotta)
  • Extent of moss, lichen and algae
  • Gutter and valley condition

Why choose Washing Master

No high pressure on tiles. We never use pressure that risks cracking tiles or stripping coatings. Soft wash only.

Treats the root, not just the surface. Chemical treatment kills the growth completely — so it takes far longer to return.

Fixed price, no surprises. We quote upfront after assessing the roof. What you're quoted is what you pay.

Gutters cleared as standard. We don't leave debris in the gutters — drainage is restored as part of every roof wash.

Safe for all roof types. Tile, concrete, terracotta, Colorbond — we adjust the method to suit the material.

You don't need to be home. Roof access and an outdoor tap is all we need. We'll message you when done.

Frequently asked questions

Will roof washing damage my tiles?
Not with the soft wash method we use. High-pressure cleaning is the common cause of tile damage — we avoid it completely. Our low-pressure rinse combined with a biodegradable treatment is safe for concrete, terracotta and Colorbond roofs.
How long does a roof wash take?
Most single-storey roofs take 2–4 hours. Larger homes, steeper pitches or heavily affected roofs may take longer. We'll give you a time estimate when you book.
How often should I wash my roof in Brisbane?
Every 2–3 years is typical for most Brisbane roofs. Homes surrounded by trees or in shaded areas may need it more frequently. Regular washing is far cheaper than re-tiling or recoating.
Will it affect my roof warranty?
Soft wash cleaning is the method most manufacturers recommend. High-pressure cleaning is what voids warranties — we don't use it on roofs. If you're unsure, check your warranty documentation and we're happy to discuss the method before we start.
Is the solution safe for my garden below?
Yes. We use biodegradable solutions and pre-wet surrounding garden beds before any treatment is applied. We also rinse plants and lawn after the job as standard.
