Pressure washing services
in Carina
Carina was named after the daughter of Ebenezer Thorne, an early settler whose estate occupied Creek Road in the 1850s. The suburb was once the administrative centre of the entire Belmont Shire. Today it's a family-focused suburb of 4.5 square kilometres where 1,000 Queensland Housing Commission fibro cottages built from 1950 — now worth well over $1 million each — sit alongside renovated homes, modern townhouses and newer executive builds. Old Cleveland Road forms the northern boundary, Bulimba Creek runs along the eastern edge, and tram track heritage from 1948 is still visible in the road median. Washing Master provides pressure washing, soft washing and roof cleaning across Carina.
Named after Kate Carina Thorne — the suburb that became Brisbane's post-war housing story
Carina takes its name from Ebenezer Thorne's estate on Creek Road, established in the 1850s. Thorne named the property after his daughter Kate Carina — making Carina one of Brisbane's few suburbs named after a specific person rather than a geographic feature, Scottish landmark or surveyor's terminology. The suburb served as the headquarters of the Belmont Shire Council from the shire's establishment in 1888 until Brisbane's amalgamation in 1925, with the shire offices located here. The post office opened in 1889 and the first primary school in 1917.
Carina's defining housing event came from 1950, when the Queensland Housing Commission constructed exactly 1,000 homes in the suburb — fibro sheeting, chamfer board and weatherboard construction, two and three bedrooms, some with small verandahs or sleepouts, sold to working families for around £2,000 each. These modest post-war cottages on generous blocks defined Carina's streetscape for decades. They are now worth over $1.2 million each. Many have been renovated or demolished for new builds, but a significant number remain, some in near-original condition.
Old Cleveland Road forms Carina's northern boundary — and in the median strip between Jones Road and Orwell Street, approximately 625 metres of original tram track from the 1948 Brisbane City Council tram extension to Carina remains in place, heritage-listed on the Queensland Heritage Register (ref. 601839). The tram ran along Old Cleveland Road between 1948 and 1969, coinciding exactly with Carina's period of fastest residential growth. The track is a visible reminder of how the suburb was built — house by house, along the tram corridor, in the post-war housing boom.
Post-war housing stock, 15 parks and Bulimba Creek — Carina's specific cleaning conditions
Carina's flat terrain, large park coverage and creek-adjacent eastern sections create conditions where organic growth on exterior surfaces establishes quickly — particularly on the suburb's post-war fibro and weatherboard homes that require careful cleaning methods.
Housing Commission fibro and weatherboard homes need soft washing
The 1,000 Housing Commission homes built in Carina from 1950 — fibrous cement sheeting, chamfer board and weatherboard on timber frames — represent a significant portion of the suburb's existing housing stock. Many remain in or close to original condition. These materials accumulate mould and algae quickly in Brisbane's subtropical climate, and they require soft washing at low pressure — not standard pressure washing. High-pressure cleaning on fibro cracks the sheeting, forces water behind cladding and strips painted surfaces.
22.5% of Carina is parkland — park-adjacent homes accumulate more debris
Fifteen parks covering nearly a quarter of Carina's total area mean a large proportion of residential properties back onto or sit adjacent to parkland. Park-adjacent homes receive continuous leaf matter, seed pods and organic debris from surrounding vegetation — gutters fill faster, roof tiles develop lichen more quickly in the shade and damp conditions created by mature park trees, and driveways near parks develop algae faster than those in more open positions.
Bulimba Creek along the eastern boundary elevates humidity
Bulimba Creek forms Carina's eastern boundary — the same creek that runs through Cannon Hill — creating elevated ambient moisture in the suburb's eastern sections. Properties near Creek Road and the creek corridor experience faster mould and algae growth on all exterior surfaces than properties further west, and typically need cleaning more frequently. Carina's flat terrain means water and moisture lingers longer than it does in hilly adjacent suburbs like Camp Hill and Carina Heights.
Mixed housing — original post-war next to modern builds
Carina has significant variety in its housing stock: original 1950s fibro cottages, renovated weatherboard homes, 1970s–80s brick veneer, and newer rendered executive homes replacing demolished cottages. This mixed housing age means different cleaning requirements on the same street — and the same block where extensions have been added to original homes. We assess each property individually rather than applying a standard method across the suburb.
Old Cleveland Road traffic dust on northern-facing properties
Old Cleveland Road along Carina's northern boundary carries heavy daily traffic from the CBD corridor through to Capalaba and beyond. Properties with frontages or near-frontages to Old Cleveland Road accumulate traffic dust and fine particulate on north-facing facades and window glass — particularly visible on lighter-coloured render and on the glass of properties that face the road directly.
The post-war cottages are now $1.2M+ assets that deserve care
The Housing Commission cottages built in Carina from 1950 for £2,000 are now worth over $1.2 million. They are among the most affordable entry points into the eastern Brisbane market — and many buyers purchase them specifically to renovate. Whether keeping the original character or renovating for sale, regular cleaning of fibro and weatherboard homes is both maintenance and protection for the underlying asset value.
Pressure washing and soft washing services for Carina homes
Carina's range of housing ages — from 1950s fibro cottages to 2020s rendered executive builds — means every job is assessed individually before we select approach and pressure. What cleans a concrete driveway will damage a fibro wall.
House washing & soft washing
Low-pressure soft wash for Carina's original Housing Commission fibro and weatherboard homes, renovated cladding homes and modern rendered exteriors. For the post-war fibro stock that defines much of Carina's streetscape, soft washing is the only safe cleaning method — it removes mould and algae without cracking sheeting or stripping paint. For newer rendered homes, it removes the algae growth that appears within 12–18 months of construction.
Driveway & concrete cleaning
High-pressure cleaning for concrete driveways, paved areas and paths. Carina's flat terrain and high park coverage mean driveways in shaded, park-adjacent positions develop algae faster than elevated suburban areas. Pre-treatment included for oil staining and embedded organic growth. Sealing available to slow regrowth on park-adjacent driveways that stay moist and shaded.
Roof cleaning & gutter flush
Low-pressure roof wash for tile and Colorbond roofs. Carina's 15 parks mean a large proportion of homes have tree canopy affecting roofs and gutters — lichen and moss grow faster on shaded tiles, and gutters fill with park debris year-round. Full gutter flush and downpipe check included. For creek-adjacent properties in Carina's eastern sections, annual roof and gutter maintenance is important.
Window cleaning
Streak-free internal and external window clean. Carina's original Housing Commission cottages often have louvre windows or timber-framed sash windows that require careful handling. Homes on or near Old Cleveland Road accumulate traffic dust on north-facing glass faster than properties on quieter residential streets. Park-adjacent windows collect more pollen and fine organic matter than open-aspect windows.
Deck & outdoor area cleaning
Timber deck washing and outdoor area pressure clean. Many of Carina's renovated post-war homes retain original verandahs or have added timber deck extensions. Park-adjacent properties develop algae and tannin staining on timber decks faster than more exposed locations. Pre-treatment is essential for the result to last.
Full home package
House wash, driveway, roof, gutters and windows in one visit. Carina's market moves at 20 days on average — a full exterior clean before listing is one of the most practical things to do before a Carina property goes to market, particularly for original fibro cottages being sold for renovation or land value.
Our process for Carina's varied housing stock
A suburb where 1950s fibro sits next to 2020s rendered brick requires identifying the material before selecting the method — not the other way around.
Identify & assess
We identify whether the home is original fibro, weatherboard, brick veneer, render or a mix — and check the condition of cladding and paint before selecting pressure, chemistry and technique. Carina's Housing Commission stock particularly requires this step.
Pre-treat
Mould, algae and tannin staining in Carina's park-adjacent and creek-adjacent properties needs pre-treatment before pressure. We apply biodegradable solution and allow dwell time — this is what separates a clean that lasts months from one that lasts weeks.
Correct method per surface
Soft wash for fibro, weatherboard and render. High pressure for concrete and pavers. Low pressure for roofs. If the same property has both original fibro and a new concrete driveway, they each get their own approach.
Rinse & finish
Garden beds and surrounding areas rinsed. Result checked from the street and from close up. We note anything we observe during the clean that the owner should be aware of — particularly useful on older fibro homes where maintenance needs are sometimes hidden until cleaning reveals them.
