Pressure washing services
in Rochedale

Rochedale is named after the homestead built by Irish immigrant William Roche in 1868 — a 50-acre farm of grapes, pineapples and citrus that stretched from Ford Road to where Redeemer Lutheran College now stands. Today the suburb is one of Brisbane's fastest-growing, with population up 140% between 2016 and 2021 as hundreds of hectares of farm and bushland have been converted into master-planned residential estates. The result is a suburb with two very different housing populations — long-established acreage residents and thousands of families in brand-new rendered homes — each with different exterior cleaning needs. Washing Master provides pressure washing, soft washing and roof cleaning across Rochedale.

About Rochedale

From an Irish farmer's 50-acre vineyard to one of Brisbane's fastest-growing suburbs

William Roche arrived in Australia from Ireland around 1861, married Kate McDermott in 1867, and built a homestead he called "Rochedale" on 50 acres of Rochedale Road — land that ran from Ford Road south through what is now the site of Rochedale State School all the way to where Redeemer Lutheran College's main campus stands today. He grew grapes and pineapples, maintained a citrus orchard, and supplemented the farm income by going shearing for six months each year while his wife managed the property. The suburb takes his homestead's name.

The Roche family estate was eventually broken up, attracting more farming families to the rich red volcanic soil. By 1931, Rochedale State School opened with 27 pupils at the intersection of Miles Platting Road and Rochedale Road. The suburb remained semi-rural for most of the 20th century — genuinely one of Brisbane's quiet bushland pockets within striking distance of the CBD. A repatriation hospital operated in Grieve Road after World War I. The Rochedale Scout Group formed in 1956. Redeemer Lutheran College opened on the original Roche family farm in 1980 on 31 hectares of Rochedale Road.

Then, from 2009, the "Rochedale Urban Community Development" began converting hundreds of hectares of farm and bushland to housing estates — "The Rochedale Estates" and "Arise at Rochedale" along Gardiner Road among the largest. Population went from around 1,200 to over 7,600 in 12 years, and is projected to reach 17,000 as remaining undeveloped land is built out. The suburb now contains two clearly different communities: the original semi-rural acreage residents whose families may have been here for generations, and thousands of new families in modern rendered homes along the estate streets.

Why Rochedale homes need exterior cleaning

New rendered estates, semi-rural acreage and Brisbane's subtropical humidity

Rochedale's two distinct housing populations — new master-planned estate homes and established semi-rural acreage properties — have different exterior cleaning profiles, but both are working against Brisbane's subtropical climate.

🏘

New estate homes develop algae within 12–18 months

The thousands of new rendered brick homes built in Rochedale's master-planned estates from 2009 onward are now at various stages of their first exterior cleaning cycle. Cement render is porous and accumulates green and black algae within 12–18 months of construction in Brisbane's subtropical climate — particularly on west and south-facing facade sections that receive afternoon humidity. Many Rochedale estate homes are at the stage where the first professional clean is overdue. Soft washing removes the algae safely without affecting the render or paint.

🛤

Acreage properties with long driveways and large surface areas

The original semi-rural sections of Rochedale — along Rochedale Road, Miles Platting Road and Grieve Road — have acreage properties with long sealed or concrete driveways, large paved areas and outbuildings. These accumulate algae, tannin staining from surrounding native vegetation and oil deposits from regular vehicle use. Large driveways near Rochedale's bushland edges stay moist longer and develop algae faster than more open positions.

🌿

Remaining bushland and native vegetation creates organic debris

Even as development continues, significant areas of Rochedale retain native bushland and vegetation — including the heritage-listed Native Fern Gardens at 447 Miles Platting Road. Properties adjacent to remaining bushland and the corridor between undeveloped sections of the suburb accumulate more leaf debris, seed pods and organic matter on roofs and gutters than properties in more open estate sections. Lichen grows faster on shaded roof planes near native vegetation.

🏗

Ongoing construction generates fine dust for nearby properties

With Rochedale's development projected to continue as remaining undeveloped land is built out toward a population of 17,000, properties near active construction zones experience fine construction dust settling on rendered facades, roof surfaces and windows. This is a persistent issue in a suburb that has been under active development for over 15 years and will continue for several more. A thorough clean removes accumulated dust before it bonds into the render surface.

📈

$1.8M median in a suburb that didn't exist at scale 10 years ago

The Rochedale estate homes that were marketed from 2009 onward as new house-and-land packages are now worth well over $1.5M. Families who bought in the early estates are sitting on significant equity growth and typically have strong motivation to maintain their properties. For homes approaching the 10–15 year mark, a professional exterior clean and assessment is worth doing — these homes are in the window where maintenance either gets done or deferred maintenance becomes visible.

🚗

Car-dependent suburb with large driveways and garages

Rochedale's residents are heavily car-dependent — no shopping centres in the suburb itself, with residents driving to Westfield Carindale and surrounding areas for daily needs. Double and triple garages with wide concrete driveways are standard on Rochedale's estate homes. These surfaces accumulate tyre marks, oil staining and algae at rates proportional to their heavy daily use.

Pressure washing and exterior cleaning for Rochedale homes

Whether you're in one of Rochedale's new master-planned estates or in one of the original semi-rural properties along Rochedale Road, we assess every job before quoting and select the right approach for your specific property.

1

House washing & soft washing

Low-pressure soft wash for Rochedale's rendered brick estate homes and any original cladding on older acreage properties. Removes green and black algae from rendered facades safely — without damaging the render or paint surface. Pre-treatment included to kill the growth at the root, producing results that last significantly longer than pressure washing the surface alone.

2

Driveway & concrete cleaning

High-pressure cleaning for concrete driveways, paved areas and paths. Rochedale's car-dependent households put heavy daily use through their driveways — tyre marks, oil staining and algae in shaded sections are common. Pre-treatment is included. Sealing available to slow regrowth, particularly useful on large estate driveways where cleaning represents significant time investment each visit.

3

Roof cleaning & gutter flush

Low-pressure roof wash for tile and Colorbond roofs. Rochedale's remaining native vegetation and proximity to bushland sections means roofs accumulate organic debris faster in affected areas. Lichen grows on south and west-facing roof planes. Full gutter flush and downpipe check included — particularly important for Rochedale's larger estate homes with significant gutter lengths.

From $5/m²
4

Patio & outdoor area cleaning

Outdoor entertaining area pressure wash and patio clean. Rochedale's estate homes typically have large outdoor living areas and alfresco zones — standard features on the 4–5 bedroom homes that dominate the suburb's housing mix. These accumulate algae and organic staining that is particularly visible on lighter-coloured paving common in newer builds.

5

Window cleaning

Streak-free internal and external window clean. Rochedale's ongoing construction in surrounding development areas generates fine dust that settles on window glass across the suburb. Estate homes near active construction zones accumulate visible window dust faster than properties in more established sections.

6

Full home package

House wash, driveway, roof, gutters and windows in one visit. For Rochedale's estate homes reaching 10–15 years of age, a full package clean is the right approach — these homes are in the window where a comprehensive maintenance clean addresses all accumulated surface degradation before it becomes harder and more expensive to reverse.

How we work

Our process for Rochedale's two distinct housing types

A new rendered estate home on Gardiner Road and an original acreage property on Rochedale Road need completely different cleaning approaches. We assess before we act.

1

Identify & assess

New rendered estate home, older acreage property, original cladding or mixed — we identify the construction type and surface materials before selecting pressure, chemistry and method. Rochedale's variety means this step is particularly important.

2

Pre-treat

Algae on rendered facades and acreage driveways is embedded in surface texture. We apply biodegradable solution before pressure — this is what separates a clean that lasts 12–18 months from one that returns within weeks.

3

Correct method per surface

Soft wash for rendered and painted facades. High pressure for concrete driveways and paving. Low pressure for roofs. Each surface type gets the approach that removes the problem without causing damage.

4

Rinse & finish

Garden beds, surrounding paving and driveways rinsed. Result inspected front and rear. On larger Rochedale acreage properties, we work methodically through the full site.

Common questions

Pressure washing FAQs for Rochedale homeowners

Yes — completely normal for Brisbane's subtropical climate. Cement render is porous and accumulates green algae within 12–18 months of construction, even on new homes. By 8 years, a rendered home in Rochedale will typically have embedded algae on south and west-facing sections that soft washing removes thoroughly. It's important to use soft washing rather than pressure washing on render — high pressure can damage the surface. Pre-treatment with biodegradable solution is included in our process to kill the growth at the root rather than just washing the surface.
Yes — the original acreage properties along Rochedale Road and Miles Platting Road typically have longer driveways, more surface area, mixed older and newer materials and sometimes outbuildings or sheds that need separate attention. We quote acreage jobs after assessing the site, as the scope varies significantly. The bushland and native vegetation on and around these properties also means roofs and gutters accumulate more organic debris than estate homes in more open positions.
If you're near active development, yes. Rochedale has been under active construction since 2009 and will continue for some years as remaining undeveloped parcels are built out. Properties near construction zones accumulate fine construction and earthworks dust on rendered facades, window glass and roof surfaces. This is distinct from standard organic growth and bonds to render surfaces over time if not cleaned. A thorough soft wash and window clean removes the accumulated dust before it becomes harder to remove.
