in Stretton

Stretton was named after George Stretton — an early settler, postmaster and hotelier at Browns Plains in the 1870s — and officially gazetted as a suburb in 1972. A military map from 1922 showed just four houses in the entire area. Today Stretton is a family-focused southern Brisbane suburb of 4.5 square kilometres where nearly 45% of the land is parks and green space, Karawatha Forest defines the eastern boundary, and Stretton State College anchors a community of long-term owner-occupying families. Washing Master provides pressure washing, soft washing and roof cleaning across Stretton.

About Stretton

From four houses in 1922 to a suburb named after a Browns Plains hotelier

In the early 19th century, the land that is now Stretton was part of the vast district known as Coopers Plains. In 1861, Governor Bowen declared the area — stretching from Eight Mile Plains all the way south to Stretton — the Brisbane Agricultural Reserve. The intention was timber supply, but settlers quickly discovered the land was excellent for farming, and the area produced fruit, vegetables and poultry for Brisbane's growing population. The suburb was named after George Stretton, who held the position of postmaster and ran a hotel at Browns Plains during the 1870s — a common settler-era naming pattern where a prominent local figure lent their name to the surrounding district.

The pace of settlement was exceptionally slow. A military map from 1922 recorded only four houses in the entire area that is now Stretton. The suburb's official gazettal came in 1972, but real residential development accelerated from the 1980s and 1990s as Brisbane's southern growth corridor expanded outward from Sunnybank and Macgregor. The suburb's most significant modern institution, Stretton State College at 990 Gowan Road, opened on 1 January 2006 — a P–12 college that now has over 4,000 enrolments and is the community anchor that defines residential demand in the suburb.

Stretton's geography is striking in its green coverage. Nearly 45% of the suburb's 4.5 square kilometres is parks and green space — the highest proportion of any suburb covered in this area. Karawatha Forest, approximately 770 hectares of protected native bushland, occupies most of the eastern and southeastern boundary. The northern part of Stretton includes gentle hills; the southern section flattens and connects to the Calamvale Creek wetlands on the southwest, creating a diverse natural landscape that immediately surrounds residential properties on multiple sides.

Why Stretton homes need regular exterior cleaning

Karawatha Forest, 45% green coverage and modern homes in Brisbane's humidity

Stretton's exceptional green coverage — Karawatha Forest on one side, Calamvale Creek wetlands on another, and 12 parks throughout — creates specific and persistent exterior cleaning conditions for residential properties throughout the suburb.

🌿

Karawatha Forest generates continuous organic debris

Karawatha Forest — 770-plus hectares of native bushland along Stretton's eastern and southeastern boundary — continuously drops leaf litter, bark, seed pods and fine organic matter onto properties at the forest edge. Gutters on these homes fill significantly faster than properties in open suburban areas, roofs develop lichen faster on shaded north and east-facing planes, and driveways along the forest boundary stay moist and develop algae more quickly. Properties directly adjacent to the forest reserve need more frequent attention than properties in Stretton's more open northern sections.

💧

Calamvale Creek wetlands elevate southern section moisture

The Calamvale Creek wetlands on Stretton's southwestern boundary create elevated ambient moisture in the suburb's southern and flatter sections where the land drains toward the wetland corridor. Properties near the wetland edge experience faster mould establishment on rendered facades and algae growth on driveways — the wetland environment maintains a higher baseline humidity year-round than the drier, more elevated northern sections of the suburb.

🏘

Modern rendered homes develop algae within 12–18 months

Stretton's housing stock is predominantly modern — brick and tile family homes built from the 1990s onward with rendered facades. In Brisbane's subtropical climate, cement render accumulates green and black algae within 12–18 months of construction. For Stretton properties near the forest or wetland boundaries, this cycle is accelerated by the higher ambient moisture. Soft washing safely removes algae from rendered surfaces and pre-treatment extends the clean significantly.

🎓

Stretton State College drives long-term owner-occupancy

Stretton State College's P–12 structure means families who buy in Stretton for the school can potentially stay for their children's entire schooling — a 13-year window. This explains the 86.8% owner-occupancy rate, one of the highest of any suburb we service. Long-term owner-occupiers who invest in their properties are the core market for regular exterior cleaning maintenance — keeping the home in excellent condition throughout the ownership period rather than only cleaning before a sale.

Hilly northern sections — sloped driveways develop algae quickly

Stretton's northern sections include gentle hills, meaning some properties have sloped driveways and elevated blocks. Sloped concrete driveways in areas with tree canopy develop algae film and become slippery hazards in Brisbane's humidity. Pre-treatment and high-pressure cleaning removes the algae and slip risk — and on shaded slopes, sealing extends the clean significantly.

💰

$1.3M+ homes in a suburb that barely existed 50 years ago

From four houses in 1922 to a suburb with median property values above $1.3 million — Stretton's transformation has been rapid. The families who own these homes have made a significant investment in the suburb and in the school catchment. Regular exterior cleaning is a straightforward maintenance decision for a $1.3M+ asset held by owner-occupiers who plan to stay for years, and pre-sale cleaning presents the property at its best to the buyers who specifically seek the Stretton State College catchment.

Services in Stretton

Pressure washing and exterior cleaning for Stretton homes

Stretton's modern family homes, forest-edge properties and wetland-adjacent sections each have specific cleaning requirements. We assess every property before starting and use the right approach for each surface and position.

1

House washing & soft washing

Low-pressure soft wash for Stretton's rendered brick and tile homes. Removes green and black algae from rendered facades safely without damaging the render or paint surface. Pre-treatment kills growth at root level — particularly important for forest-edge and wetland-adjacent properties where algae re-establishes fastest. Results last significantly longer than pressure washing alone.

2

Driveway & concrete cleaning

High-pressure cleaning for concrete driveways, paved areas and paths. Stretton's forest-edge driveways under tree canopy, and sloped driveways in the hilly northern sections, develop algae fastest. Pre-treatment included. Sealing available for driveways in permanently shaded positions near the forest or under established tree canopy.

From $3/m²
3

Roof cleaning & gutter flush

Low-pressure roof wash for tile and Colorbond roofs. Stretton's forest-boundary properties accumulate organic debris in gutters year-round and develop lichen on shaded roof planes faster than more open positions. Full gutter flush and downpipe check included — essential for forest-edge homes and all properties under significant tree canopy.

From $5/m²
4

Patio & outdoor area cleaning

Outdoor entertaining area and patio pressure wash. Stretton's family homes typically have large outdoor living areas — alfresco zones, pergolas, pool surrounds and paved entertainment areas that see heavy family use. Forest-adjacent patios develop algae and leaf staining faster than more open positions. Pre-treatment is included for the result to last.

Window cleaning

Streak-free internal and external window clean. Stretton's proximity to Karawatha Forest means pollen from native eucalyptus and bushland vegetation settles on window glass, particularly during spring. Pure water system used for exterior upper-floor windows on Stretton's high-set homes and two-storey builds.

How we work

Our process for Stretton's family homes

Modern rendered homes near Karawatha Forest, wetland-adjacent properties in the southern sections and elevated blocks in the north all need assessment before we select the approach.

1

Inspect & assess

Surface materials, forest or wetland proximity, tree canopy, block slope and access — we check each before quoting and planning. Stretton's variety in property position and condition requires this step on every job.

2

Pre-treat

Algae on rendered facades and driveways near the forest requires pre-treatment to remove properly and stay clean longer. We apply biodegradable solution before pressure — this is what makes results last 12–18 months.

3

Clean by surface

Soft wash for rendered facades and painted surfaces. High pressure for concrete driveways and paving. Low pressure for roofs. Each surface gets the approach that cleans effectively without causing damage.

4

Finish properly

Garden beds and surrounds rinsed. Result inspected from the street. On larger Stretton family homes we take the time the job requires. We note anything worth the owner's attention observed during the clean.

Common questions

Pressure washing FAQs for Stretton homeowners

Properties backing onto or adjacent to Karawatha Forest receive year-round organic debris from the native eucalyptus and bushland vegetation — leaf litter, bark strips, seed pods and fine organic matter. Gutters on these homes fill faster than properties in more open positions, and shading from the forest canopy creates conditions where lichen establishes faster on east and south-facing roof planes. We'd recommend annual gutter cleaning (at minimum) and a full roof inspection every 18 months for forest-edge properties, rather than the every-two-to-three-years that's typical for more open Stretton properties.
Now is a good time. A 20-year-old rendered home in Stretton will typically have embedded algae on south and west-facing facade sections that have accumulated through multiple wet seasons. Soft washing removes it thoroughly, and pre-treatment at this stage is easier than waiting until the growth is more deeply embedded. For Stretton's forest and wetland-adjacent properties, we'd then recommend cleaning every 18–24 months to stay ahead of the regrowth cycle — the natural moisture from surrounding vegetation means algae re-establishes faster here than in more open suburban positions.
Yes — buyers purchasing specifically for the Stretton State College catchment are motivated, research-oriented and competitive. The P–12 structure means they're looking at a long-term commitment and they inspect carefully. A well-presented exterior signals that the home has been properly maintained throughout — not just freshened up for sale. At $1.3M+, a full exterior clean is a modest cost relative to the property value and removes one of the most common buyer negotiation points: visible deferred exterior maintenance.
